  • The value indicated in the independent appraisal report (SPK) must match or exceed the $400,000 USD limit to be approved.
  • Every financial transaction must be executed through wire transfer utilizing the main applicant’s local Turkish bank account.

Property Selection & Due Diligence

The investor selects one or multiple properties. Our legal team conducts detailed due diligence on title clears and orders an official SPK appraisal report.

Payment, Currency Exchange & Title Transfer

Funds are exchanged to Turkish Lira via the Central Bank (obtaining Döviz Alım Belgesi) and wired to the seller. The Title Deed (Tapu) is transferred and flagged with a 3-year restriction on sale.

Certificate of Conformity & Investor Residence Permit

The Ministry of Environment and Urbanization issues a Certificate of Conformity. Under this, we secure a fast-track special investor Residence Permit.

Citizenship Application & Biometrics

Lawyers compile the complete dossier and file the citizenship application with the Census and Citizenship Directorate. Family members submit biometric data.

Issuance of Turkish Passports

Following the final approval of the President of Turkey, the investor and family collect their passports and ID cards in Turkey or at an embassy abroad.

Frequently asked questions

Yes, the program rules allow combining the values of multiple properties to reach the $400,000 USD limit. The main condition is that all properties must be declared under the same application process during the transaction layout.

The entire real estate transaction, documentation prep, and filing of applications can be completed remotely using a power of attorney issued to a Turkish lawyer. You will only need to appear once for biometrics, either in Turkey or at the nearest Turkish Consulate.

It is a Foreign Exchange Receipt. According to the regulations, foreign investors must exchange USD (or other hard currencies) into Turkish Lira specifically through the Central Bank of Turkey prior to the property transfer. Without the DAB certificate, the transfer cannot qualify for citizenship eligibility.

Yes, you have full legal rights to rent out your property immediately after the Title Deed (Tapu) registration. You can generate permanent rental income in USD/EUR equivalent while residing globally outside Turkey.

Your Turkish citizenship remains intact forever. The law only requires you to hold and not sell the designated property for 3 years starting from the date of the Tapu annotation. Once this hold period ends, you are completely free to sell the asset and retain your passport.
